Acquisition funds are the most common requests and are structured in many different ways. Of greatest importance to us is that we stay within our collateral comfort zone of no greater than 70% loan to value (LTV).

As is the case for all loans with PCFI, the property may not be the client's primary residence and must be within acceptable loan to values. Many of our clients use this option while a property is being listed for sale but have cash needs prior the eventual sale, rather than selling the property at a tremendous discount they borrow against the property.
Refinances are not the customary use for private capital because of the costs associated with borrowing from such sources. Generally, a client will use conventional lenders to refinance a private capital loan not vice versa.
There are situations where a refinance makes sense. Normally these are situations where private capital lender refinances another private capital lender which helps clients refinance other private capital lender to prevent aggressive foreclosure tactics to provide the client more time to implement an exit strategy that maximize their financial situation.
